Liles Construction converted this old 47,000 square foot warehouse into a Design District patio masterpiece! This modern industrial style building housed shell space for a creative office environment and a 23,000 square foot 16-bit Bar + Arcade that includes a rooftop bar, fire pits, retro arcades and duckpin bowling.

Asana Partners and Liles Construction have been partners since shortly after the closing of Asana Partners’ first fund in 2016. This project took a poorly built multi-tenant industrial facility and transformed it into retail and office space. Among other problems, after ground break, Liles found contaminated materials, which had to be handled and abated through very specific measures. At the discovery of each new challenge, the team offered creative solutions to push the project forward quickly and economically. The team’s flexibility in design and construction helped drive an incredibly difficult situation.

Often when running into unforeseen structural and design issues, construction companies will stop and wait for the owner and design team to come up with solutions while losing valuable time and dollars. Liles took the approach of offering solutions and working directly with the design team to push creative resolutions.
