The Liles Food & Beverage Construction Process:

Our process is designed to carry your restaurant dream from concept to completion, and to keep you informed every step of the way:

Introductory Phase - The beginning of every Liles Construction job includes our team getting to know you and your project. We conduct an initial site visit to understand the goals and desires for your space, as well as the condition of your site and other crucial details for your project.

Comps - Liles provides cost/sf comps from similar completed jobs to help provide a realistic range of costs for your project.

Pre-Construction - Liles’ pre-construction phase ensures we’re prepared to execute your vision before we even break ground. Entering a pre-construction agreement allows our team to begin engaging vendors and subcontractors for more difficult work, as well as letters of intent for materials with longer lead times.

This part of the process also includes initial pricing, which provides our clients with a Rough Order of Magnitude (ROM) for what a project will cost. This creates a baseline budget that becomes our “not-to-exceed target,” with budget checks happening during schematic design as well as at the 50%, 75%, and 100% completion marks.

Value Engineering - At this stage, we engage subcontractors to try and find items in the drawings that may provide savings to our clients. This may result in a change to the scope of work or finding alternate products or vendors, but our goal is to ensure maximum savings and the efficient use of our client’s resources.

Final Pricing - Our final pricing process includes finalizing all construction costs for the job’s release.

Construction Management - Finally, we’re ready to mobilize the Liles team to execute your contract! Throughout construction, we prioritize collaboration between all parties involved, including weekly communication and schedule updates between the owner, architect, vendors, and subcontractors.

Owner Walkthrough - Liles conducts multiple required site visits with the owner. In addition to weekly meetings, we require the owner to walk at underground rough in and in-wall rough in stages. Six weeks from final inspection, we conduct a walkthrough with the owner to accommodate any last-minute change requests prior to completion, communicating any schedule and cost impacts before proceeding.

Inspections - Liles coordinates and schedules all necessary inspections, including all hood and kitchen equipment, fire, plumbing, electrical, mechanical, and health inspections. Liles will also coordinate with any owner-supplied vendors for required installation and inspections six weeks prior to completion, including: security, A/V, signage, low voltage, access control, refrigeration, and any other specialty equipment.

Project Turnover - Three days before move-in, our team initiates a final clean. We then assist with unloading all owner furnishings, and our team is available for extra assembly and setup assistance as needed. We call for final fire and health company inspections as well as a final plumbing flush, which includes “systems clear” video evidence.

Systems Turnover - Liles will provide the owner, GM, and key personnel with any necessary systems training (i.e. lighting, ventilation, HVAC, fire alarms, etc.) and warranty information.

Grand Opening - The moment we’ve all been waiting for! We celebrate your hard work and eat, drink, and enjoy!

Post-Construction - Between celebrating your grand opening, follow-up visits, warranty services, and simply enjoying your establishment as customers, you’ll be seeing a lot of our team well after your project is complete.
