The contractor is able to manage cost and constructability through the design process to avoid redesign and change orders on the back end.
Develop a Baseline Budget - Liles works with the owner to establish project budget expectations.
Select the Design Team - Through proposals and interviews, Liles and the owner settle on the best design team to bring the ideas to paper.
Set the Schedule - A detailed preconstruction schedule with buy in from the owner, contractor, and all other partners maintains accountability and sets milestone dates for the process.
Schematic Design - The entire team develops a schematic floor plan and building plan that will act as the guideline for all future budgets and constructability reviews.
Design Development - The Contractor guides the owner in making selections on design, layout, and aesthetics while coordinating these in the drawing sets. The contractor works with the architect and engineers to confirm constructability and offer means and methods input to design.
Subcontractor Engagement - Liles construction engages trusted subcontractors and vendors early on to help our design team design the most efficient and economical systems.
Construction Documents - The team has weekly calls to review construction document development – we develop budget and schedule checks at each milestone
Permitting and Plan Review - GWLC works with the selected design partners to submit projects for plan review.
